We are seeking your views on emerging proposals for new homes, The Gardens, SE22 9QR
Zenith BMR 2 Ltd is preparing a planning application for three high-quality, three-storey terraced family homes, each with private gardens, cycle storage and improved landscaping at Dominic Court, The Gardens.
Before we submit an application to the London Borough of Southwark, we are inviting comments from local residents, businesses and stakeholders.
This public consultation runs for two weeks.

Our Proposals
We are currently exploring proposals which would:
Provide 3 attractive, well designed new family homes at Dominic Court
Be 3 storeys in height, stepping down to respond to neighbouring buildings
Use materials that have been carefully selected to complement and enrich the Conservation Area, including Buffer Stretcher Brick, Feature Window Brick detailing, Light Bronze Metal Framing, and Red Tiles
Provide substantial landscape improvements, transform this underutilised space into a thoughtfully designed development that enhances the local setting, amenities and infrastructure.
Include space for cycle storage / refuse and recycling in accordance with council guidance
These proposals are at an early stage and may change in response to feedback and further technical work.
Key Consideration
We recognise that local residents may have particular questions about:
• Parking and access: how the proposals would affect on-street parking and vehicle movements on The Gardens.
• Height and scale: how the new homes relate to surrounding buildings and neighbouring gardens.
• Privacy and daylight: ensuring acceptable relationships with existing homes.
• Refuse and recycling: secure and convenient bin storage that meets council standards.
Your comments on these points – and any others – will help shape the final proposals.
